Mold Inspections & Testing

We offer two services:

Mold Inspection With a Home Inspection

Mold Inspection Without and Home Inspection

Mold Inspection w/ a Home Inspection

Mold Inspection

This option for a Mold Inspection is conducted with a full home inspection. These can be done as a precaution or when there is already a known or suspected mold issue. Mold Inspection with a home inspection includes the following:

  • Three total samples – one outdoor air sample as a control test, one indoor air sample, and one additional swab or air sample at the inspector or client’s discretion.
  • Indoor and outdoor temperature/humidity readings at the time of the inspection.
  • A written report that includes test conditions, test sample location(s), sample results, and recommendations for further action (if necessary).
  • Additional samples, air or swab, can be done for an additional $100 per sample.
  • Swab samples are recommended in addition to the standard air samples when a known or suspected mold issue is found.

Mold Inspection w/o a Home Inspection

Mold

Mold Inspections without a full home inspection are conducted as a stand-alone service and generally take 1.5-3.0 hours to perform. While Mold Inspections with a home inspection utilize information found during the home inspection to help determine the cause of the mold issue, a Mold Inspection without a home inspection requires more investigation while the technician is on-site. The inspection includes the following:

  • Three total samples – one outdoor air sample as a control test, one indoor air sample, and one additional swab or air sample at the inspector or client’s discretion.
  • Indoor and outdoor temperature/humidity readings at the time of the inspection.
  • A written report that includes test conditions, test sample locations, sample results, and recommendations for further action (if necessary).
  • Additional samples, air or swab, can be done for an additional $100 per sample.
  • Swab samples are recommended in addition to the standard air sample when a known or suspected mold issue is found.
  • A visual inspection of the exterior and interior, including checking for odors that may indicate moisture damage and/or mold growth.
  • A visual inspection of the attic area(s) looking for signs of moisture intrusion from the exterior and air leakage issues/condensation from the interior.
  • A visual inspection of the heating, cooling, and ventilation systems for potential sources of concern.
  • Use of an infrared camera to help determine temperature anomalies that could lead to, or are caused by, moisture problems.
  • Use of a moisture meter at areas where temperature anomalies are found and/or areas of suspected or known moisture intrusion.
